Botany Downs homes look newer than those in Pakuranga next door, and in years they are, but they come from a period with two well-known weak points. The first is grey polybutylene pipe, which was still being installed in the 1990s. Its fittings can fail suddenly, and in a two-storey home that often means water coming through a ceiling rather than across a floor. The second is plaster cladding. Many homes here and in Dannemora were built with monolithic plaster, and when a shower tray, a pipe inside a wall or a flexi hose leaks, the water can sit in the framing where it does the most damage. That makes early detection important: a stain on the ceiling under the ensuite, a swollen skirting board or a meter that keeps turning with the taps off are all worth a call. Hot water in many homes is from early mains-pressure cylinders, now old enough for the valve pack to start dripping. Botany is reached along Ti Rakau Drive and Te Irirangi Drive, both busy around the town centre at peak times.

Botany Downs was farmland until the late 1980s and was built out through the 1990s and early 2000s, with Botany Town Centre opening in 2001 as its commercial heart. The housing is younger than Howick or Pakuranga, but it comes from the era of plaster cladding and grey polybutylene, which gives it its own set of plumbing risks. Many homes here are two-storey, so leaks often show through ceilings.
