Browns Bay's homes climb steeply from the beach, and much of the plumbing work comes back to that terrain. Sewer and stormwater lines on sloping sections run down to the street or, on cliff-top properties, down towards the sea, and the Waitematā clay under them moves with the seasons. Browns Bay is the largest of the East Coast Bays, with a lively village centre running down to a sandy beach. The suburb climbs from the beach into hills of Waitematā clay, with many homes enjoying views over the Hauraki Gulf. East Coast Road runs along its western edge, connecting the Bays with Albany and Takapuna. Long Bay Regional Park lies just to the north, and the streets behind the beach are a mix of original homes and newer rebuilds.
