Massey is one of the West Auckland suburbs where polybutylene is most likely to turn up. A large share of its houses were built during the years grey pipe was popular, and the typical call starts with a hiss behind a wall, a wet patch in the hallway carpet or a water meter that keeps spinning with every tap off. The pipe itself is not always the weak point; the fittings and joints are, and once one has gone, others of the same age are worth checking. Homes of this era also tend to be on their second or third hot water cylinder, and a cylinder that is dripping from the relief valve or running water down the roof from the overflow pipe needs attention before it fails outright. Towards Westgate and Royal Heights the housing is newer, with PEX pipe, mains-pressure systems and townhouses on shared drains. Access is simple: the suburb sits between SH16 and SH18, with Don Buck Road and Royal Road running through the middle.

Massey is a large residential suburb in the north of West Auckland, built mostly from the 1970s to the 1990s on rolling land between Henderson and the upper harbour. Its northern edge has changed quickly with the growth of Westgate, where a new town centre, shopping and medium-density housing sit beside SH16 and the SH18 junction. It is family-home country with big sections and busy local shopping strips.
