Villas, bungalows and towers

The central suburbs hold Auckland's oldest homes. Villas built between the 1880s and the 1920s line the streets of Ponsonby, Grey Lynn, Parnell and Mount Eden, and bungalows from the 1920s to the 1940s fill Epsom, Remuera, Sandringham and Mount Albert. Many have been renovated more than once, so a single house can have galvanised pipe under the floor, copper in the kitchen, plastic in a new bathroom and an earthenware drain that has not been touched in a century. Emergencies tend to happen where old meets new.

Many villas still have a low-pressure copper cylinder fed by a header tank in the ceiling, with a vent pipe through the roof. When the tank's float valve sticks or the cylinder corrodes, water goes into the ceiling or the hot water cupboard. In the CBD, Newmarket and along the main roads, apartment buildings bring a different set of problems: flexi hoses, booster pumps, shared stacks and body corporate rules about who can access what.

Combined sewers and heavy rain

Parts of the older isthmus, including Ponsonby, Grey Lynn, Herne Bay, Freemans Bay, Westmere, Point Chevalier, Kingsland and parts of Mount Eden, are served by a combined network that carries wastewater and stormwater in the same pipes. In heavy rain it fills, and it overflows. For a homeowner that can mean wastewater rising through the gully trap in the back yard, or backing up into a basement laundry or a low shower.

Watercare's Central Interceptor, a wastewater tunnel running under the isthmus to the Māngere treatment plant, is designed to cut how often those network overflows happen. It does not change the condition of the private drain on your section, though, and a cracked or root-bound earthenware line will still back up in a downpour. A camera inspection shows whether the problem is your drain or the public network, which is Watercare's to fix. The 27 January 2023 floods, which put water through homes in Mount Eden and across the isthmus, showed how quickly both can be overwhelmed.

Volcanic ground and old drains

Much of central Auckland sits on lava flows from the volcanic field, with basalt rock close to the surface. That makes digging for drains slow and sometimes means breaking rock by hand or machine. Where possible, blocked or broken lines are cleared with a jetter and repaired from inside the pipe, but sometimes the only fix is to dig, and the plumber will tell you that before quoting.

The big street and garden trees of the isthmus, from the oaks and plane trees of Remuera and Epsom to pōhutukawa, liquidambars and palms, send roots into every cracked joint. In Onehunga and the harbour-edge streets, soft marine sediments let old pipes sag and hold water, which also leads to blockages.

Before the plumber arrives

Turn the water off at the toby at your front boundary. Villa tobies are often buried under decades of garden, or shared with a neighbour, and the valve may be seized; do not force it. In an apartment, look for the isolation valve in the unit or ask the building manager. Switch the cylinder off at the switchboard, and if water is coming from the ceiling, turn off power to the lights in that area.

If wastewater is coming up through the gully trap, stop using water inside, including the dishwasher and washing machine, and keep people and pets away from it. Photos and a written report help with an insurance claim. For a strong gas smell, use no switches or flames, open doors, turn off at the meter if safe, get out and ring 111.

How the service works in the city

You ring and describe the problem. You are given an honest arrival time on the phone, and the call-out and hourly rate are explained before anyone is dispatched. For apartments and commercial premises, mention parking, loading zones, building access and whether a building manager needs to be told, because in the CBD those details can matter more than the distance.

On site, the plumber makes the property safe, finds the cause and quotes the repair before work starts. For cafés, bars and shops, the aim is to get you trading again with minimum disruption. Any authorised plumber carries a PGDB photo ID card, and names can be checked on the Plumbers, Gasfitters and Drainlayers Board public register.

What Central Auckland Homes Are Like Underneath

Central Auckland is the isthmus between the Waitematā and Manukau harbours, and most of it sits on the Auckland volcanic field. Maungawhau/Mt Eden, Maungakiekie/One Tree Hill, Ōwairaka/Mt Albert and Ōhinerau/Mt Hobson rise above suburbs built on old lava flows, where basalt lies close to the surface. The housing is the oldest in the city: villas in Ponsonby, Grey Lynn, Parnell and Mount Eden, bungalows through Epsom, Remuera and Mount Albert, state houses in Mount Albert and Onehunga, and apartment towers across the CBD and Newmarket. Much of the western isthmus drains to an older combined network. Roads are busy but short: the Central Motorway Junction, SH16, SH20 and the Waterview Tunnel, plus Great North Road, Dominion Road, Mount Eden Road, Manukau Road and Remuera Road.
